Full-Service REO/ORE Marketing Plan:
The cornerstone of our success with our REO/ORE corporate clients is that of how we market our REO homes for sale. Many brokers simply rely on the MLS or implement a Buyer Representation program at their real estate firm, so that their agents market the home and hold open houses. We, at Simon REO, rely heavily on non-traditional and guerilla marketing, while evangelizing the Neighborhood Stability Program and creating awareness of how to avoid foreclosure, during and after the listing period, so that residents know we are here to help and so is their servicer and the Federal Government. Typically, we are found at public events, shopping centers, near the listing, which include malls and local city council meetings, engaging local residents in discussions of ways to avoid foreclosure, thereby creating stability within their local community. 6 out of 10 residents walk away with a sense of empowerment, as they realize they do have the ability to help themselves and anyone else they know who is in distress. Many residents were pleased by how we were able to say stop foreclosure in such an eloquent manner, thereby changing their negative perception of their servicer being someone who is not willing to help.
Based on your REO/ORE need, Simon REO will:
1. Determine Occupancy Status and Secure: If vacant, the property will be secured immediately, and a lock box installed. If occupied Simon REO is experienced in assisting with evictions, lockouts, testifying in court and cash for keys.
2. Determine, if any, safety concerns, Including Trash Out & Maintenance: If there are safety concerns, Simon REO will let you know and have the problem addressed immediately. The property will be trashed and cleaned. If the cost is over the allotted amount we will get authorization from you. We will employ the appropriate people to maintain the property, such as gardeners, pool men, etc.
3. Turn on Utilities: This can be done in your name or our corporations name, Simon Group Real Estate Brokerage, Inc. Utilities are immediately turned off after the close of escrow.
4. Payment & Billing: Though we actively use LPS Invoice Management, under our company code simonreo, monthly reimbursements will be submitted according to your procedures.
5. Provide you with a complete Listing Package: This listing package will include a Broker’s Price Opinion, interior and exterior photographs, comparable listings, escrows and sales, bids to repair, a termite report, a Listing Agreement, marketing program, and any other information you may require. We will also make sure your appraiser is given immediate access and provided with any information needed.
6. Preparing the property to list: If you decide you want the property repaired Simon REO will employ contractors on your behalf, and provide you with photographs of the work upon completion.
7. Listing the property: During the course of the listing Simon REO will keep you informed via Monthly Marketing Reports. This will include any changes in market conditions, feedback from showings, and copies of all advertising. Simon REO will implement a non-traditional and guerrilla marketing program, evangelizing NSP and how to prevent foreclosure, while marketing the REO home for sale.
8. Offers: When an offer is received it will be presented immediately. For example some institutions prefer an “Offer Sheet”, which provides the terms and net to the seller. Others prefer receiving a copy of the offer and some want both. With all offers, we always request from the Buyer a pre-qualification letter and verification of funds.
9. Escrow: Simon REO will open escrow, generate the necessary paperwork, and make sure contingencies are met and keep you informed of the progress.
10. After closing escrow: Within 30 days of closing you will receive all outstanding invoices.
